Construction

Internally — plasterboard skim, painted, with hardwood or LVT flooring.

Electrics: armoured cable run from the house consumer unit, separate sub-board in the office, sockets, lighting and data point. EV charge points can be added if the run supports it.

Heating: typically a low-output electric panel or air-to-air heat pump — small office, well insulated, doesn't need much.

Permitted Development & Planning

Most garden offices fall under permitted development — single-storey, under 2.5m at the eaves, more than 2m from any boundary, and the total outbuilding footprint under 50% of the garden. Conservation areas (parts of EN5, EN6, parts of N20) restrict this further. The carpenter will assess on the survey and either confirm PD or flag a planning application early.

Buildings under 30m² that aren't for sleeping accommodation are typically exempt from Building Regs sign-off — but electrical work must be Part P certified by an electrician with NICEIC or equivalent registration.
